This is an important message about rate changes on the HomeAway (Vrbo) and Airbnb connections. We have observed that some users are mistakenly publishing rates that are missing seasons entirely or have seasons where the price is blank ($0.00). This results in listings being rejected, reservation attempts failing, and rankings on the sites suffering.
Beginning June 17, 2019, the system will automatically initiate two main changes:
- Missing, blank, or $0.00 seasons will publish the highest nightly price from the same rate-set.
- A property being published with NO rate-set will apply the minimum admissible rate of $10/night.
This means that you will be able to score profitable bookings where they would have otherwise been rejected, and you should avoid suffering in the rankings. That said, we urge you to double-check there are no gaps, blanks, or zero-dollar seasons, and ensure that guests are booking at expected rates today. In the “edit rates” screen of your CiiRUS account, you can see for each rate set where any gap denoted by a red dot/arrow, or a $0.00 price bolded and red.
We have also noticed very few users publishing completely blank rates, meaning there is no current pricing data to reference on that home. Today, this means scoring bookings at a zero-dollar value, or bookings failing completely, which is highly detrimental to your business and search ranking. After this update, the system is going to publish the lowest allowable rate, which is $10.00 per night. We urge you to check any listings and ensure that your account is not publishing rate-sets that are completely blank and at risk of having extremely low-value reservations placed. This will apply to a few users but is necessary to emphasize.
In addition, when a guest attempts to book further ahead than you have configured rates, they will be able to book at the highest price previously entered in that set. For example, let’s say rates are configured 12 months in advance and the highest price during peak season is $500/night. If they attempt to book and stay 18 months from now, they will be charged at that rate of $500/night. Today, that guest will not be able to book at all, and likely search elsewhere. With this change, a highly profitable booking will always be achievable.
These important changes provide a fail-self to lock in high-value bookings even if there are configuration problems in the rate-sets, or dates have not been configured.
